Entry into force of the Single Tourist Rental Register

The new Single Registry of Short Term Rentals will be mandatory to legally operate and advertise tourist housing on platforms such as Airbnb or Booking.

On July 1, 2025, the Single Registry of Tourist Rentals comes into force, a national database that will centralize the information of all the properties for tourist use, seasonal or by rooms in Spain. This regulatory change, included in Royal Decree 1312/2024 and aligned with the European Union Regulation 2024/1028, is a further step towards the consolidation of a common regulatory framework for vacation rentals.

Mandatory registration to operate in digital platforms

As of this date, any owner or manager wishing to advertise their accommodation on platforms such as Airbnb, Booking.com or similar must have a valid registration number. Otherwise, they will not be able to legally publish or rent their property through digital channels.

The objective of this registry is twofold: on the one hand, to increase the transparency and traceability of tourism operations; on the other, to ensure that accommodations comply with legal requirements in terms of tax, security and urban planning licenses. For many agencies and professionals in the sector, this represents a necessary adaptation in an increasingly regulated and professionalized environment.
