Entry into force of the Single Tourist Rental Register

On July 1, 2025, the Single Registry of Tourist Rentals comes into force, a national database that will centralize the information of all the properties for tourist use, seasonal or by rooms in Spain. Spain, the second EU country with the highest number of vacation rental bookings, according to Eurostat

According to the report published by Eurostat, based on data provided by platforms such as Airbnb, Booking, Expedia and Tripadvisor, Spain registered close to 140 million overnight stays in short-stay rentals between January and September 2024. This represents a year-on-year increase of 22.96%, outperforming the average for the EU as a whole (19.11%) and other key markets such as France (21.37%) and Italy (17.81%).

During the summer months (July, August and September), Spain exceeded 67 million bookings, with a growth of close to 20%. In September, it even surpassed France in terms of the number of bookings, something that had not happened since December 2023.

In addition, Spain has one of the most demanded regions for vacation rentals: Andalusia. In the second quarter of 2024, the autonomous community recorded 10.9 million overnight stays in this type of accommodation, leading the European ranking by region, followed by Jadranska Hrvatska (Croatia) and Provence-Alpes-Côte d’Azur (France). In total, six Spanish regions are among the 20 European territories with the highest number of reservations in tourist accommodations.
